According to a report featured by the National Association of REALTORS®, the week of April 12–18, 2026 has been identified as the single best week of the year to list a home for sale. This analysis is based on housing market trends from 2018 through 2025, and the findings are compelling:

•         More money in your pocket: Sellers who list during this window could net approximately $26,000 more compared to listing at the start of the year.

•         Faster sale: Homes listed during this period typically sell about 9 days faster than average.

•         More buyer eyes on your home: Listings receive 16.7% more views during this week compared to other times of year.

•         Fewer price reductions: Roughly 19% fewer homes experience price cuts during this week, meaning sellers are more likely to get — and keep — their asking price.

Notably, in realtor.com’s analysis of the 50 largest U.S. metro areas, 20 cities identified their best listing start dates as falling between April 6 and April 27, with the majority clustering right around April 13–19. This is not a fluke — it’s a consistent, data-backed pattern.

At the same time, the full wave of late-spring listings hasn't hit yet — meaning your home faces less competition and stands out more. Historically, our area follows the same seasonal pattern: spring listings — particularly those that hit the market in mid-April — tend to attract more buyers, receive stronger offers, and spend fewer days on market.
